Selling your property faster – 5 Tips

Selling your property? Here are some tips.  

You have taken a crucial decision and decided to sell your property. Your property has been listed with a reputable estate agency and are now anxiously waiting for the perfect buyer and make an offer that is within your selling price bracket.  Selling your property could be a frustrating experience, so is there anything you’ll do to urge more offers for your home? Yes. If this was your residential home and you’ve got made all the required repairs and cleared out any clutter, the property would be in good condition, but there are some additional tips that will take your property to the subsequent level.

1. Give a facelift to the property’s façade

First impressions count and last longer.  Have your property stand out for its welcoming façade.  What will a potential buyer think of your property, if s/he were to steer up to your property for the first time?  Remember your first impression when you purchase your property. Have a critical look at your property’s façade and look at any shortcomings.  Is it sufficiently lit? Are there any maintenance works that need to be carried out? If there is front garden, is it clean and well-groomed? Make sure that front garden and exterior walls are neat. 

2. Know the property’s Selling Point

What does your property have different from the rest of the properties in your neighbourhood?  What makes it so unique that a potential buyer should know about? Each property is unique, remember what attracted you to the property when you bought it.  When guests visit your home what is the most common comment they make about your home? The estate agent can also give you some insight.

Some selling points could be its central location, close to amenities, has own part of roof or whole roof, it’s bigger or has a larger garden than neighbouring homes.

3. Make your property less personal

Your property has a lot of history and memories, but if you would like to sell it fast depersonalize it.  Remove family photos and collectables. Potential buyers must feel welcome and imagine themselves living in the property.  Having too many personal items can somewhat intimidate your potential buyer. Keep your property simple and neutral. Declutter and make your house clean and welcoming.  The potential buyer must be ready to visualize himself living there.

4. Avoid bad odours

You don’t want your property to be remembered for having a nasty smell.  Fix any source of bad odour, make sure drains and bins are washed properly, allow enough ventilation, get rid of any cooking smell in the kitchen, and clean carpets thoroughly. If you want to sell your property faster make sure it smells nice and what better way to create a homely feeling if not by having the smell of freshly baked cookies or freshly brewed coffee.  This might not be possible every time a potential buyer visits the house, so having diffusers around the house will do the trick too.

5. Choose a reputable estate agent and reasonable price for your property

If you would like to sell your property fast, make sure that the price is right.  Choosing a reputable estate agent will guide you with determining the right price for your property. Most agents will not argue your wishes about asking price, however, if after listing property, you do not get wanted results, it is time to reconsider price. Having your property list with a reputable agency and at the right price, would help with it selling fast.
